New Developments

Russell Hill, Croydon

28 Russell HillHexagon secured GLA grant funding of £364,000 to deliver 13 shared ownership units, including 1 wheelchair accessible unit in the London Borough of Croydon. The scheme is located in Russell Hill in Purley and will achieve a reduction of carbon dioxide emissions of at least 35% beyond Building Regulations. Construction works started in November 2019 and the development is due for completion in early 2021. We are working with partners Cablesheer (building contractor) and Airey Miller (lead consultants) on the project.


Rye Lane, Southwark

190 Rye LaneOur development at 190 Rye Lane in Peckham, SE15 consists of 22 apartments for shared ownership. The scheme also includes a commercial unit located in the basement. Planning requirements meant that the existing facade had to be retained. Green roofs have also been incorporated into the design to ensure the development provides the maximum provision towards valuable areas of biodiversity. Development of the scheme started in 2018 and is due for completion in July 2020. The main building contractor is Guildmore and the lead consultant is Martin Arnold. We received £616,000 in GLA grant funding for the scheme.

 


Derrick Avenue, Croydon

Derrick AvenueDerrick Avenue in Croydon consists of 37 flats, all for general needs rent. The development will also include the construction of a play park for children in order to create a communal amenity area. The development will achieve a minimum of 40% reduction of carbon emission beyond what is currently required to comply with Building Regulation. This will be partly done by the installation of PV panels. Completion is due for 2021. The main building contractor is Providence and the lead consultant is Baily Garner. The development is assisted by a £2,480,000 grant from the GLA.


Horseshoe Pub, Thornton Heath, Croydon

Our ‘Horseshoe Pub’ development consists of 20 flats (all for rent) and one commercial unit. The site is located in in the London Borough of Croydon, on London Road in Thornton Heath. Prior to the work commencing, the site was a landmark Public House. The site overlooks the Thornton Heath Pond which is a landscaped Roundabout and beyond the roundabout are several retail units including restaurants, estate agents, solicitors, and car sales rooms/garages. The scheme is within close proximity to Croydon Town Centre with excellent transport links On this project, we worked with contractors Denmark & White Limited and consultants Potter Raper. Works commenced in November 2019 and are due to complete in March 2021. The development has benefited from GLA funding of £1.2m. Front elevation


Rotherhithe Old Road, Southwark Rotherhithe Old Road

Rotherhithe Old Road is located in the London Borough of Southwark and which consists of 6 apartments on leases to Hexagon in a block of 17 apartments. All 6 of our apartments will be for Shared Ownership. The development has excellent transport links into the centre of London and a large shopping and entertainment area at Surrey Quays. Work started on site in 2018 and is due for completion in July 2020. Our partners on this project were contractors KMP Harrow Ltd and consultants Martin Arnold.


Watling Street, Bexleyheath, Kent Watling Street

Our Watling Street development consists of 16 flats all for social rent. The scheme is located in in the London Borough of Bexley in a prime location opposite Bexley’s Civic Offices. Located on the site of a former car dealership, the scheme is within close proximity of two primary and two secondary schools which have all achieved ‘very good’ Ofsted ratings. Watling Street, which will be named Pankhurst Court upon completion,  comprises of four one-bed flats and 12  two-bed flats, all benefiting from allocated parking spaces. The main building contractor working with us on this project is Building Associate Limited and the lead consultant is Potter Raper. Development started on site in 2017 and is due to complete in September 2020. The scheme has benefited from £960,00 GLA funding.


White Post Street, Southwark White Post Street 1

White Post Street consists of 25 residential flats and three ground floor commercial units, along with the refurbishment of 6 commercial units under railway arches. 20 of the flats will be for shared ownership and 5 for Outright Sale. The site is located within the London Borough of Lewisham on the boundary where the borough meets Southwark, at the junction of White Post Street and New Cross Road. The site was previously a car scrap yard with six railway arches under the railway viaduct. Our development partners on this project are contractors Denmark & White Limited and  consultants Pellings. Work on the development started in February 2019 and is due for completion in November 2021. The scheme received £560,000 of GLA funding.


Willett Road, Thornton Heath Willett Road 1

Our development in Willett Road is located on London Road in the borough of Croydon and consists of 30 flats; 17 for Affordable Rent and 13 for Shared Ownership. Prior to development, the site was used for van sales/hire. The site is on the same location with our other site, Horseshoe Pub (see above) and overlooks the Thornton Heath Pond. The scheme is within close proximity to Croydon Town Centre with excellent transport links. Once completed the development will be named ‘Jane Drew Apartments’. Working with us on this project are Roseville Projects Limited and consultants Baily Gardner Partnerships. Building started in 2018 and is due for completion in January 2021. The scheme benefited from GLA funding of £1,384,000.
